A landlord’s guide to gas safety certificates (CP12)

If you let a home with gas, a yearly gas safety check is a legal must. Here’s what the law asks of you, what we check and how to stay ahead of your renewal date.

A CP12 is the name most people use for a landlord gas safety record. Under the Gas Safety (Installation and Use) Regulations 1998, if you rent out a home with gas appliances, you must have them checked every year by a Gas Safe registered engineer.

What the law asks of you

  • Have every gas appliance, fitting and flue you provide checked every 12 months
  • Give existing tenants a copy of the record within 28 days of the check
  • Give new tenants a copy before they move in
  • Keep each record for at least two years
  • Keep gas pipework, appliances and flues in safe working order between checks

Not having a valid gas safety record is a criminal offence, enforced by the Health and Safety Executive. If a letting agent manages your property, the legal duty still sits with you.

Don’t lose your renewal date. You can have your check done up to two months before it’s due and keep the same anniversary date – so there’s no reason to leave it to the last minute.

What we check

  • A tightness test on the gas pipework to make sure there are no leaks
  • Gas pressure and heat input on each appliance
  • That each appliance burns safely
  • Flues and chimneys, and the ventilation each appliance needs
  • Safety devices, such as flame failure devices
  • The condition of each appliance and the emergency control valve

Carbon monoxide and smoke alarms

In England, landlords must fit a carbon monoxide alarm in any room with a fixed fuel-burning appliance such as a boiler or gas fire (gas cookers excluded). We test your CO and smoke alarms as part of every landlord check, so you don’t need a separate contractor.

Our landlord gas safety check

£144 inc VAT covers your boiler, hob or cooker and gas fire. Add a boiler service on the same visit for just £54 – £198 inc VAT for both. You get a digital certificate on the day and a reminder when the next one is due.
